My move-out rehab will include: full exterior pressure washing and repainting, full interior repainting, removal of all carpet (and replace with tile), resodding the backyard, filling about 50 nail holes, re-installing hardwired smoke detectors (they removed all of them), and landscaping.

I also assume that the potential buyer doesn't get to walk the interior of the property before bidding (safe to assume that most of these need a total gut anyhow).

It will need all of the mechanicals replaced, foundation repair, asbestos and mold remediation, pretty much a full gut on the interior, has a squatter living in it, plus it's in a bad area and wouldn't sell for more than $90K?
