We use National Tenant Network (NTN) to vet all renters because it does all of that and gives them a 0-100 score and will weigh their income against the rent price and tell you if they recommend accepting.

My suggestion, before spending a bunch of time on talking with lawyers (and money) maybe find your partners and develop the structure that would be acceptable for all the parties involved.

We told the realtor that if they wanted to stay we wouldnt mind but we would be increasing rents to 2100 (seller has stated they never had an issue with the tenant, so id gladly rent under market price for a good tenant).We haven't written a contract but they verbally accepted the offer.
