I'm a fan of multi units that are occupied to give you the income off the bat but need some updating.

It is more about what you learn and having raving fans than it is about the profits to you at the start.

I'm very much a fan of learning by doing - but definitely have forwarded my career quite a bit by achieving a few different certifications.

And then, yes, I would definitely tow vehicles in violation and give that phone number to the affected tenants also.I would also have a word with the tenant who has many visitors that the parking situation has been a continuing problem, illegally parked cars are now going to be towed, and advise her she should let her guests know they'll be towed if they park in spots "A" and "B".I've occasionally frequented businesses that will have warning signs like that at their register, ie "Customers of Joe's Poboys, don't park in Stanley's Dry Cleaning lot, you will be towed." 

I definitely was not a fan of the short term rental model.

I have met many successful investors who frequent meetups, and we have a lot of good options.

If you don't have exhaust fans in bathrooms, install those as well as one in the kitchen above the stove. 

Also, I learned from someone that she removed a ceiling fan that she purchased (but again, i don’t know and have no idea what fixtures were there.
