Earlier this month I bought 2 mixed use buildings with a total of 7 units.

I am toying with the idea of turning a one bedroom unit in a fourplex into a furnished vacation rental.  The other units are tenants on annual leases.I am concerned whether this may be a negative to the other tenants ...

A little bit of personal money mixed with hard money for down payment and owner financing.How did you add value to the deal?

You'll get mixed opinions on this but I say no. ie, bad credit is bad credit.

Two things to clarify:If i bought property A, and invested 50k of IRA money with a pre determined interest rate before (say 5%) and created some kind of pre-contractural document, but the rest of the money invested was from my own cash supply can i mix in this way.

Might have to be a coffee depending on the time of day we can both get free - I'm not financial free yet so I don't get to drink beer before noon that often. 

We usually have a great mix of beginner and experienced investors who attend.

A mix of say passive investing with a syndicator or two on different types of deals is also a great way to learn while making money, directly lend hard money after careful review, or if stuck on a straight purchase maybe a STNL deal with a long term lease in place that doesn’t require any management, any crazy value ideas or tenant negotiations for a while.
