In fact the only parent who was really hesitant to cosign was the one whose kid eventually had pot plants in the closet and then stopped paying, so I use that as a red flag.

Biggest thing I see is they get cheap in the kitchen and use great products but have so-so cooks preparing the meals.I want to repeat as it is that important.

Bed bugs are tenacious as hell, spot treatments won't work...you have to spend big bucks to turn the apartment into an oven to cook them.

The tenant is asking for "consideration" for "messing up his life" as he cannot cook and has to spend money eating out. 

I kind of not wanting a tenant to cook so much or provide an oven.

Oh, and it will probably smell like a skunk moved in and died - that's what pot smells like now.  

This guest has been polite, helpful, ideal- takes out the trash, cleans the counters after cooking, really too polite.
