The price you were quoted is 1) a HUGE spread so something fishy is going on 2) a new system for a house 1,400 sq ft would only run about $8,000 with completely brand new duct work on the entire house, new compressor, and new furnace.

Current market conditions won't matter that much of it's a long term play.

There may be a variable rate commission at play, so an even dollar offer could yield a higher net to the seller.

Here's the kicker, almost every freshly painted wall (some brand new) have grease, nicks, dents, scratches, and small holes in them!

I don't believe in omens, but man was this podcast just sitting and waiting for me to play right after this viewing. 

Since there is not enough margin in the buy / sell they are playing games with the repairs.I do not see how these ibuyers will make it trough a down turn.
