I’m looking tot purchase my first home this year and I have been looking at properties that just need some TLC to be move in ready.

I bought both of these houses cash, both were off-market wholesale deals and I did nearly all of the work myself. 

My husband and I would like to propose some creative financing options...potentially offering a lease-to-own style option?

similarly - if they came on BP and said, I have $17 and i live in Maine and I am going to invest in Milwaukee and "hope for $700 a month in cash flow" - bad idea!  

Landlocked property has an easement over a 1/4-acre ell in the neighboring property that otherwise blocks the property from the road and is largely (desirably, for privacy/noise) covered in trees.

I don’t see many 3bd/2ba in area and I was told by my agent that it’s a good thing, meaning there is not much inventory for those and these could rent pretty quick with good rental Comps.

I rent 3 of the bedrooms to my college boys and I break even on the mortgage.

My first attempt at renting my SFH resulted in bad tenants damaging my home and I had to fire my property management company.
