Only after you've done those initial analysis should you probably go through with the transaction.

@Ryan Tuleja This could be a number of reasons1) Is there a large influx of "like kind" properties available in your area2) It could be over priced for "like kind" properties3) Your analysis could be slightly off, build your team and leverage their knowledge of the area (find a real estate agent who invests in the same area) You may be working your numbers with a lower profitability than local investorsI suggest finding a local RE investor meetup or group.

Just wanted to get some general information on tax deductions...nothing in depth, want to make sure I'm not completely off with my analysis.

To what extent should I be considering or not considering the debt repayment expenses in my analysis of this purchase?

If the realtor told you about that low of a current offer, they are telling you they have not accepted those offers...yet.Do your cost analysis based on your market analysis for that property.
