For me personally I am more happier living in condo studio in front of beach in Hawaii rather than typical 2-3 mil California house. 

Think Apple, Amazon, Google, Microsoft, and Meta alone outperform entire continents.  

I buy them on amazon for about $79 and they work great.

Depends on the property condition, correct pricing (I agree that sometimes a bit of vacancy is ok if you maximize revenue potential through pricing), advertising, management, customer/guest experience, ect.As for "small units", in particular studios: I love them as far as cash on cash return potential, "profit per square foot" and versatility. 

All units are 20 sqft studios rented for 100/mo.

@Daniel T Stockman - you might add the 1031 Exchange to your list of options.I would consider WHERE in DFW this property is, given the news that is coming out daily with firm relocations and new development (think Universal Studios coming to Frisco) - I think some areas may see greater appreciation in the near to mid term than others. 

You can look in the outer areas or find absolute gems to force appreciate especially with the psychological effect on this market right now.The reason why I’m so bullish on this market is the water rights we’re just approved for further expansion in west boiseMicron is adding 15B to its campus, 2k jobs which will likely add 15k support jobs.highway 16 will link our Amazon warehouse to the greater boise areas to the north.
