Show the REO brokers your bank statement valid with your name on it within the last 30 days from time of offering.This shows them you are a cash buyer and say you will put up a bunch of non-refundable money.If you do not have the money in your account and must use hard money, private money etc. then conditions are tied to those funds and you are not a cash buyer.

I hope you have documentation and 'before' pictures. carpets are usually warrantied for 10 years, so use that to prorate the cost.

It does vary from state to state, but we offer the home warranty on our lease options so everything is taken care of anyway.
