The PM seems confident they can get the homes rented.  

Those agents that don't embrace change will simply go away, but I can tell you with confidence that unless a buyer is really sophisticated and does lots of deals, you will always benefit from having a good agent in your corner. 

If I am confident I can rent my current property and all i have to do is buy a new one to live in... that saves me the headache of trying to sell without a realtor, having to pay closing costs for a new rental, and buying a house to live in all at once.

The biggest hit RE will take is consumer confidence, and or debt traps people fall into if they have to take out personal loans/ HELOCs or credit card debt to pay the mortgage, rent, car payment etc.

This is not uncommon and I think anyone expecting to refi after adding an ADU should be very confident that they have comps that support their expected valuation. 

But say I wanted to use a realtor still because I have never once bought any house, and am not super confident with the process. 

I got a quote from Travellers for 1K cheaper but they want 6-months lease agreements on tenants.

Not enough confident for any option.

I can confidently say that this was the only reason they were sold. 

This all seems pretty cool now that going forward, I know what to expect and can approach deals with more confidence.
