hello Michael tanxs for advice, Im also contractor in this firm of home remodeling just by having a walk true a place i would know what the home would need in repairs or what not, how ever I do have a good team of cash buying " Investor " and just for the record, im not from San Antonio TX.

A lot of time spent in home Remodeling is thinking, problem solving, seeing how multiple factors all marry together.

I am remodeling a kitchen in one of my rentals.

@Jacob Ham When you purchase the property (either with cash or a loan) and then you add value via a remodel and you want to do BRRR, you apply for a rate and term refinance and the appraiser will use the new appraised value and the lender will loan up to 75% of the new appraised value and pay off any existing loans.

Everything worked out fine because of our remodeling/construction experience.

The house is in excellent condition and I've since learned the tenant remodeled it without permission.
