I think the data from the survey is what it is and would certainly not make any investments based on it.

Asset based mortgages carry a better rate but you are going to have your assets locked up not able to touch until you refinance or sell the properties.

With BRRRR numbers a bit harder these days, it seems that would be a decent option to explore for total ROI and CoC return if you aren’t planning to take on more than 1 project at a time. 

The loans are underwritten based on current / projected rental income for the property and the applicants credit history. 

Plus, it's faster and might save you some cash on those pesky fees that banks love to charge.AAN Don't forget to cover your bases.

If it's a Mainstream bank like WF, BofA, Chase they'll likely be most worthwhile on a plain vanilla primary purchase, and provide a good frame of reference as you shop for mortgage options.

Another option is to consider building a detached adu if feasible. 

I have since needed to hire a new CPA and he is saying that I cannot use the remaining 5 & 7 year buckets as 100% bonus depreciation and that they can only be used as accelerated depreciation which helps a little but I tax planned and strategized based on being able to use100% bonus.
