@Matthew MorrowI am curious and not trying to start a war - but when you say you can see both sides - what is the side of a “wholesaler”I am not an agent but an investor - and I don’t see the legitimacy’s of wholesaling without a license.

Hey BP community, I will be starting a Nurse Anesthesia (CRNA) program at Middle Tennessee School of Anesthesia in the Nashville area.

We all invested our hard earned savings and its been almost two years and we are yet to hear or see any semblance of a return.

We have 70k which was enough for intial loan it was 5% down but lm not so sure with the land only because deposit is that.Intial loan we made no paymts until it was done, this one we have pymts right away and will need to now save for septic, water hookup.We thought we could make apt after utilities are in, in the garage for now and at a later time get a manufactured home.We both arent sure what to do. 

Don't settle for properties that merely break even; aim for those that generate consistent income from the start.

On top of all this I will still be working and saving. 

If I were you I would make a list of what you’re looking for and start calling the local banks/credit unions.

Quick question about property management:In your opinion, is it better to hire a property manager (pay about 7-10%) for a company or use a software system to save money ?
