When I was an active real estate agent (I primarily only invest now), if a buyer asked for a warranty or a seller offered one, I would use/request First American Home Warranty. 

The lender files a Lis of Pendens but later requested an ORDER OF DISMISSAL OF LIS OF PENDENS.  

Don't be surprised if they recant their request when things settle a little.
