I use publisher and pretty much copied someone's just listed / just sold style.

You can find what similar homes recently sold for on Zillow.

Owner has a bunch of stuff on property that Neds to be sold, it will probably be before that. 

@Patrick Lai I understand it feels difficult being non-local; but an hour of research online, for good real estate agents would get the properties sold for the best price.

You want to benchmark sold properties, not listed.

(Note: I’ve never bought this way but have tried to buy subject to someone else’s private loan agreement.)If I buy a house subject to your mortgage and I stop paying your mortgage, technically you’re still on the hook for your own mortgage.
