Over the past 4 months I sent out about 3,000 letters to a semi-targeted list (2% reponse rate), made 1,000 cold calls (25% response rate), had multiple investor friendly realtors looking for oportunities, and of course checked zillow/realtor daily.

So let me free think here.  

I’m all about the rental properties and fix-and-flips too, so let’s definitely share insights and strategies.

But I wanted one with minor repairs, so I accept that the return would be low.

Tenant moved in march 1, so ~7 weeks to rent (it took a week to get unit ready). 

I would say the quality of life here is high and so are the rents.

You could always call a different bank and ask a loan officer that question.

But I know the process so well that I can see them dropping the ball before they do and I get ahead of it. 

My cleaners charge $125  cleaning fee for  2 bed/2 bath and $150 for a 3 bed/2bath, I charge an additional $15/night as a pet fee (Max 2 dogs), Airbnb doesn't allow an additional nightly fee so I charge $150/stay, my cleaners charge an extra $25 for the additionl cleaning required for pet hair removal. 

I want the tenants out so I can rehab and take out a heloc to buy another.
