So if I can find a way to make sure the process is pretty smooth, I'm fine with it even if it's a little more cumbersome than a traditional loan.

Sometimes things are smooth, but I some of them create a bunch of hooplah in order to pretend to earn their keep.

I also signed a contract with JWB (I was on a quest to buy new builds) and I must admit the ride is extremely smooth (early days).

Hi Monica,Based on my experience with vinyl planks, it would probably depend on how deep the grout joints are between the tile, essentially how smooth the floor is.

Also not all inspectors are created equal, some will just check the basics while others note every single thing ( like how smoothly cabinet drawers close, etc.)
