Funny....wish I had said that.Since I didn't, and what I would do or anyone else would do should mean nothing to you since they are not you, here's what I would do.1 - Go out and buy an ABSOLUTE NNN medical building for $1M with at least a 9 CAP, and retire on the $900k/year income.2 ...or, if you'd be bored, still do the above, but invest some of that $900k in smaller ANNN's.3 ...or, if you'd still be bored (just adding to your income without any real added work), I'd still do #2, but I would take some of the money from #1 and start a new business.  

Since you are a nurse, I would approach your own hospital and other surrounding hospitals to let them know what you are doing and the services that you are offering to their medical staff.

It's close to medical campus so often travel nurses want to stay for a few months.

This is not impossible and the slower market makes it easier, but I would make sure you have the lender lined up.
