I plan to focus on wellness retreats specifically focused on meditation, psychedelics, sleep performance and ocean therapy for SOF Veterans.

If you have a riskier appetite for those types of investments that involve the development then you can sleep at night not really worrying about the deal you have invested in. 

However, if you're the type that will lose sleep from not being able to see and visit the property, then that is certainly something you want to consider.

As tenant friendly as it is, I would sleep well at night knowing that a well-structured (and maintained) asset protection plan is not going to potentially be the cause why my investments trajectory hit a snag.

I'd leave sleeping dogs lie on this issue.

Many folks will compromise in some areas in order to save $$$.If you have a 3/2 that sleeps 8 but there is a 2/2 that also sleeps 8, that would be a comp even though it is one bedroom short.

Sleeps up to 10 guests comfortably.
