You give me a scope of work and I give you a fixed price to perform it along with an expected date of completion. 

The high prices are simply because of supply and demand. 

Their processes are drawn out and not only could you pay 30% plus it will take you 30% plus longer to complete your project based on their (both big box stores) installed sales processes.

@Daniel Walker this is not the first person who said condos on 30A are not money makers, which I am fine with, I am not looking at cash flowing, simply looking for the things I listed in my previous post.  

One was a great turnkey four-plex, that would have allowed me to live completely rent free, but alas...
