Over $5k/mo in rents, w/ lots of upside (as rent-controlled tenant shifts upwards.. then hopefully some increase in market rents would be an extra bonus..). 200+ days on market!

They are 1 bed and studio.I put a small sign up and it was rented by end of day.I manage on my own.

If it is FSBO, run some comps so you know what you're willing to offer (pay an agent to provide you with "guess" access to the MLS, or sign up to use Real Quest, etc.), then get with an attorney to help you draft up the offer. 

We have turned this into an amazing bonus to our transient lifestyle BUT we buy every house as if it is an investment and than just live in it.
