At least your tenant has passed a background screening (or at least should have) and you know where they live if they were to ever do anything. 

If you view a tenants quality in broader terms then your decision is much more difficult.

Have a landlord selling their properties that are currently rented out I set up a time to go view the properties tomorrow, my question is what are some things you focus on while viewing them?

I would suggest changing the order like it were a walk through and add duplicate alternate view shots at the end.
