All this talk about evictions being taken away by the city of Seattle and even my own LTRs in a very landlord friendly area has no court dates until who knows when....It makes me love my vacation rentals a little bit more.

Bathrooms - Must be fully functional.Pools - Equipment must be functional and water must be clear enough to see bottom.Paint - No peeling paint (especially if date of construction is pre-1978).Floors - No bare concrete.

However, the CARES Act absolutely pulled the rug out from under landlords and overrides decades of landlord-tenant legislation and case law at the state level, as well as hundreds of years of basic contract law, by banning evictions for non-payment of rent for 120 days.Under this Federal Law, a tenant who stopped paying their rent in March would have no repercussions whatsoever until July 28th, at which time the landlord can issue a 30-day notice, wait the required 30 days, and then get in line to wait for a court date with an overwhelmed local court system in hopes of regaining possession of their rental unit.Even the best prepared landlord would have a very tough time weathering six months with no rent and no recourse.
