I make sure to get this upfront, before handing over keys, and if the lease begins on a day other than the first of the month, make sure to get at least one full month's rent and deposit immediately.It seems that the majority of tenant problems are avoided upfront with good tenant screening, and that most of the rest are avoided with responsive landlording and clear expectation setting.
