@J Scott  Thanks for taking the time to respond...looks like a solid approach.

They were more than willing to take my money on a monthly basis, but wouldn’t answer repair calls from my tenants, took weeks to respond to me, and took the photos of the properties on terrible tablets. 

I've found by using a less direct approach, most folks are more likely to respond in a positive, helpful way.

Others have made great points already, that you should drill down into a couple of MSAs/specific markets to compare.If I were to respond more directly, I would mainly avoid Florida.

There are a million differing posts from experts on the BP forums about how best to respond to the current COVID environment, but almost everyone I've seen comment on house-hacking has agreed its a solid bet.
