I remember John replying to my initial thread when we moved here from Miami and were looking for neighborhood advice for a rental to live in on James Island. 

Remember this is 1900 technology/ building methods- good but not perfect.  

A couple of questions come to mind:4BR, 2BA Brick ranch property sits on more than 1/2 acre in growing city with strong economy and rapid home appreciation last 4 years, 1960s construction with original everything, lead paint included free of charge!

It's important to remember that 4-plex valuations are treated the same as single family homes...that is based on comps. 

Not sure what her story is, but it seems as though she was raised by a grandmother who didn't really want to take her in but felt obligated, so she had to grow up sooner than most kids would have to.

I do think that it is a good deal in the current environment, especially considering that the property is close to a university where enrollment is growing at double digits.

I thought San Antonio was sustainably  growing though, so I would think that wages, employment, etc would be rising right along with property prices, so that's why I was curious to get the opinions of people who know SA.Las Vegas is booming but I wouldn't be surprised if Fitch is right about the property being overvalued there.

The 1% commission idea sounds great, but at least with a certain Seattle company that is growing in popularity, their 1% only represents the selling commission.

I think your asking the right questions... spend some time digesting some Kiyosaki, get creative and remember this is NOT a individual sport, rather a team effort.
