Yeah the comps I used are very close to the same type,size,etc.The actual sq.ft. is 2700 by my contractors measurements,but public record is 1776.So the ARV is probably a little higher,but I decided to go with public record.That`s probably what an appraiser would use right?

The added benefit of this process is that you can also have your attorney sign the public records as "Nominee Trustee" before assigning yourself as the "Trustee" once the Trust has been established.

@Mike Nuss  when I had rentals in the PDX market I used an eviction service that was flat fee. like 600 to 750 bucks. worth every dime. never lost.I wonder if they are still up and running and if not with this new law seems like that would be a great niche product to offer the public.. much cheaper than your average attorney having to bill you by the hour..

Lay out a healthy down payment, stay in warm weather areas and look for good schools (in as much as I can trust public schools, but that is another story).
