Do I need a business license to operate rental units in central Florida? 

Short answer, if the HOA foreclosed and now the mtg holder is foreclosing, you will indeed get proper title. 

Also I hope to be licensed in the next month.

I would imagine being understaffed is the new normal if businesses want to stay in Vancouver proper.

Our concern is that the sub was not licensed and that somehow our remodel will be blamed for what is a structural issue.

To start with, the things I do realize that I need to research more is everything regarding paperwork like how to make a proper purchase agreement(I do know that I will have to deal with a title company in Ohio) and where to find a decent real estate attorney.

Keys to the business:  attitude, persistence, product knowledge and training (knowing how to properly inspect, make a listing presentation, demonstrate a property, and CLOSE.)This is a wonderful business. 

Not only is the income you make by flipping taxed at whatever your marginal rate is, it is also subject to Self-employment tax (this can be circumvented with proper entity structure and planning).
