When looking for funding how are the deals typically structured for private funding of small multifamily buy and hold properties?

All of the units have their own private backyards, private parking, and tenants pay all utilities.

But your right, no one knows.... however if you had a million dollars what would you bet on..... or rather 700k. 

Go to a new bank (one I haven't done business with before) and do one of the above two things.Go to a private lender and get some type of loan from them.My questions:Is one of these options much better (or much worse) than another for some reason?

SDIRAs are better suited for more aggressive growth, like private lending or development.

And I'll bet with a little review class you could pass easily. 

Hire college students to do the demo and I'll bet some of them can do most of the repairs.
