Private sale contract. Deposit down and monthly installments. CA

I have a property advertised for a private sale and a prospective buyer would like to put a deposit down and pay the remaining balance in instalments. Any advice on the size of the deposit (%) that should be requested and any pitfalls I should be wary of? I will have an attorney write up the agreement but I'm curious as to other BP members experiences.
