This does not make me excited to see what's going to happen as we acquire more and scale.What kind of things can I do to prevent me from getting blown up 24/7?

I think it's discrimination to charge different amounts for lender vs borrower paid and it's the core of what they were trying to prevent with the Rule in the first place. 

For the current tenants assure them all COVID prevention guidelines will be followed as this may be a concern for them.

They tend to be the most finnicky with the variable of if the tenant knows how to maintain them, make sure to have your exhaust cleaned after every tenant move out because tenant do tend to clean out their lint filters regularly from my experience (this will prevent lint fires). 

I guess they can help you track history, but something like OneNote and some XLS can do that.The other real galling thing is they all have their own format.

So just fix it early while the big damage is still easily preventable. 

Unfortunately, the rules around them are designed to prevent exactly what you're trying to do.
