I am looking to house hack a multi-family property, preferably a duplex or triplex that is under $300K, within a 20 minute drive of Air Products. 

But the banks indicated they would prefer for the loans to be more long term (I stated my intention was to keep them as rentals and I did). 

I’m estimating having to put in between 40k and 75k for the down payment but would really prefer not to trade for equity in either a new real estate investing company that I would create for this purpose or my current business.

I’m fully vaccinated, and would prefer to meet in person for a drink, coffee, cannabis, etc just like pre-covid. 

I might have to settle for a small Townhouse but I prefer SFH.I have the same fear and nervousness as you about my first investment property being OOS.  

In preferred order our lender uses, tax returns, current leases, a letter form us stating what the rent will be.

I swing by once a month to check the salts, chlorine, AC filters and to make sure everything is working as expected and to collect rent if they prefer to give a check rather than CashApp/Venmo.

Single family home with good maintenance will always be the preferred place for people to live.  

This can be preferable many times if the gain is large enough and/or there would be a large amount of depreciation recapture.
