I'm endlessly searching for someone to do tenant placement services in Elyria with no luck.

It is unclear what your precise business model is so my advice would be to ignore any advice you've received thus far.  

My last tenant turnover cost me 2 mortgage payments, one month's rent (placement fee,) and about $4,500 in make ready repairs, utility bills, and lawn care during the vacancy (9 weeks of vacancy.)

So, it seems that the best path is to set the placement at 50% of full, with a $2500 deductible.  

Beyond the Monthly Management, Placement & Maintenance fees, all other fees in our contract are IF EVENT -> THEN fees.

Just be careful of placement, and aware of local surveillance video laws and required signage.

Does your "Management Fee" of 10% incorporate the tenant placement fees that will most likely be an annual expense?

Then I just Googled them to find out more.Most funds seem to have limits and many are private placements so you have to be qualified investor to participate.
