My question is figuring out my next move.This house is solely under my name and I am probably at 90% of my max buying power due to my DTI ratio (School loans are a pain), so financing another property could prove to be difficult. 

But I would say if you are ready to start investing, more power to you.

This may be a good way to even the power dynamic (I don't care to have the political debate here), but it still puts owners in a rougher position.

I have full Power of Attorney with the bank, and I paid to bring the loan current so I am on file all over the place there and have a decent relationship with them.

I also give them freedom paint bedroom walls as long as they restore it to the original color when they move.

As we all know Knowledge is power and it takes money and time to make money.
