No matter which you decide, I think you will have a great experience given the price of homes at the shore is far below the pricing in most resort areas. 

The market is so big here, there are rooms for many players with different skill sets.Also, you can't do everything yourself nor you want to.  

Personally, I will only purchase in areas where the regulation forecast is not limiting OR if regulatory outlook is bleak, I tend to purchase commercial and resort zoned property before the regulation is in stone and prices go up.If you ever want to chat revenue, cash on cash analysis, or anything STR, DM me

From a commercial standpoint, I would guess that we would see smart players trying to create the equivalent of a mobile home park: charging for the lot and passing on the risk of the structure itself to the homeowner.

I know we will self manage in a good resort and book through Air BnB and VRBO.

Condos are hard enough to make work in a great resort community, but it would be really tough for the few that are out there within your budget.
