WLB has not only the lease, but at least a dozend other forms and notices you need (aplication form, lease, rules®, non-standard lease providsions, lead disclosure, CO and smke detector notice, pet agreement, 5 day notice, lease renewal etc.

I have a LTR, and I use the standard lease for my state, along with addendums that I added pertaining to pets and house rules such as smoking.

that my due diligence was a bit lacking...was in a 1031 hurry and hadn't looked into MA's landlord laws nearly well enough, and relied on a lame realtor to educate me... now I find that you cant charge late fees, eviction is expensive, (especially if you have to deal with a tenant's personal Items), and pet rules.. it all seems like it serves no one.Anyway, I often think about N Adams, and wonder how you feel it's doing?
