Personally, I have found that no wholesaler ever presented remotely accurate numbers (rehab estimates were well below my actual costs and ARVs VERY aggressive).  

The reality is many of these are not deals because the sellers will not do subto.Its like asking a married person to marry you and leave their spouse.

I personally think they do not like the demographic of the area but I had asked them to do their research before they moved in.

Since the house is owned free and clear and has just been sitting there for 2 years since my uncle's death, my thought was that we would decide on a price let's say $625,000, I would pay for everything else and sell it.

Write your congress person and senator, telling them how difficult/expensive it is for small businesses to comply.
