Tenant shall not smoke anywhere in, on, or within 25 feet of the Premises, nor shall Tenant permit any guests or visitors under the control of Tenant to do so.

When we were almost at the end, there were issues with getting the township to come out to complete final inspections to close the permits and issue the CO.

This is a rural property and 2 homes, plus an ADU are permitted, and for complicated reasons, I don't think we're going to elect to subdivide. 

Don't do construction without permits while the city is working on the street in front of your house - also don't pay for cheap labor - you'll just end up spending the money having it done the right way at the right price.

They red-tagged us and we were forced to pay for plans to be drafted, approved, and several inspections before they permitted us - set us back several thousand dollars and an extra two months as a result - still, we were able to complete the project and still appraised for more than we spent.

It took almost 2 months for the city planning department to process our occupancy permit request.

Hey @Wes M. have you checked the map to see if your home is within 400ft of another permitted STR?

The city building department came back saying that there's a discrepancy with our property lines and are holding our remodel permit plans until its sorted out.
