It has a working fan in the ceiling and an ac vent in the floor in front of the toilet.  

This could be paint, carpeting, garden work.Things that break down over time, such as:  I have repaired or replaced fences that blew down, ceiling fans, sprinklers, air conditioning units and flooring.

And if poop hits the fan, you're not the bad guy since the management company would take care of any issues- and it also wouldn't get awkward for you haha.But that's obviously all depending on if for you self-managing it is more worth it.

I am not normally a fan of Owner Financing as it is high risk for both the seller and the buyer.Let's just say I saw way too much crazy during the recession.What about the rest of you?
