I was ready to move out of my parents house, and I saw an opportunity on a price that I knew would build equity How did you find this deal and how did you negotiate it?

My parents are currently renting the apt they live in.

Seems like the perfect seller financing option if you can use the 6k as a downpayment, but are you also working or can you get help from a parent or relative on monthly payments on the seller financing?

@Uma SubramaniamYou can have a series LLC with each property in its own disregarded child LLC and use the parent LLC as their sole member.Each child LLC being disregarded all tax filing will fall on the parent with a single tax return.You can also decide to have this parent as disregarded, changing nothing on your personal tax return, but it may be beneficial to decide to have this parent as a multi member with only a 1065 tax filing.

Initially it didn't cash flow much due to my parents refinancing the property shortly before their passing.

It's one dear to me because it is our primary residence (parents but they give me permission to do everything). 

I'm assuming the kids' parent passed your credit and background check so there's really no need to look for a potential eviction on the kid.
