I am not in any rush to purchase until the right property comes along, at which point I will act quickly.I look forward to feedback on any part of my situation, but specifically I am wondering whether to use a buyer's agent or just an attorney to look over the paperwork since I am doing the searching.

Now after 3 years I will lose this income when they pay this property off, however, if I want to I can buy another one to replace this income I can do so at the time.I created the paperwork for the lease to own by simply copying the applicable forms in the back of Lonnie Scruggs book.

I also usually never recommend not getting an attorney, but the 600 pound gorilla on notes is value, not they paperwork to transfer.

Paperwork (deed of trust and promissory note) will be signed and notarized in Kansas, although the investor will close at a title company in Missouri and they will record the deed of trust.Should my choice of laws section read Kansas or Missouri?

You don't want them to feel like they are been taken advantage of.I tell my FSBO sellers "Once you and I agree on a price, I will take care of all the paperwork and any other headache associated with the transaction.
