If I think they are likely to pay me back, I let them miss or reduce payment and add the outstanding balance to the remaining lease terms.

You’ll have a fleet of properties, that your cash out refinancing a couple a year and making more money then your W-2 job now.

I would add happiness is a feeling and so it is fleeting and can't always be trusted.
