So, even though the closing attorney may have screwed up, if that attorney/title examiner worked on behalf of the title company, wouldn't it then still be in the title company's court?

Interestingly enough there are people that work for construction and remodeling companies called estimators.

However, one of the downsides is that if you're going to use a property manager, you have to use the on-site Property Management company in order for your guests to get access to the community amenities.
