Hello BP, I wanted some help with what some of the best zip codes and or Neighborhoods to invest in/around Philadelphia?

There are lenders that will finance newbies, even at 100% of the purchase & rehab, but if the numbers do not make sense, the chances of that deal getting to the table are thin (especially if the lender wants to help borrowers succeed, not help them fail).The lender's underwriter looks at every deal, but especially the lesser experienced operator's deal to determine what is exposed vs what is the return.

Other neighborhoods like Astoria’s southern neighbor, Long Island City (LIC), Brooklyn’s Williamsburg & Dumbo, and the Bronx’s Mott Haven have seen similar patterns.With the rising cost of homeownership and growing popularity, prospective property owners in this iconic neighborhood are understandably drawn to two-family residences during their home search.
