I guess the question is what is the concern for your purpose?

One of my main concerns entering an out of state apartment investment is to whether I should have my own agent represent me or be dually represented.I'm in a position where I need to be able to have options to propose creative financing such as seller financing, maybe lease options, ect.

Maybe market to people living in Mobile home parks (with new enough homes that they are moveable) to move to your lot on a rent to own basis,  or something like that.  

On the lighter side...John Oliver of late-night TV fame does a segment on mobile homes and the investors that buy and operate them.

The property is in a C+ neighborhood so not concerned about "D" tenants. 

Plus I'm sure I'm leaving money on the table as far as deductions and credits are concerned.

Charge the tenants for repairs for damages they caused, and make sure you and they both know you are a concerned property manager.
