Wasps are not something I would normally leave to a tenant if they call but by the same token the vast majority of my tenants are mature enough to simply get rid of wasps the same way I do.

You really need to consider the after repair value and if you are going to be able to pull all of your cash or the majority of it out at the refinance step.
