And at the end of the lease, any bills tied to the house (ie if they don't pay, you have to), get a copy of the final statement to show it was paid in full before you return the deposit.My water company won't let the tenant put the bill in their name, so I send them the bill every 3 months (it is quarterly) and they add it to their rent.When the next tenant goes to move in, get proof that all utilities are in their name before you hand over the keys.

However the next aspect is your income issue potential so in order to tackle this one we'd have to know what your approximatel income figures are to see if you have enough to qualify for the full 175,000 price ( or loan amount after taking into account down payment).Some of that 2600 gross rental income might be able to be used to help you qualify for the property but only if this "property," has legal separate units (not one big SFR or house 1 unit, rather its 2-4 unit like duplex/triplex/fourplex).

Somethings that newer investors don't think about but should be addressed int the OA is what happens to the upon death - who gets the company, is there portion bought out by the other owners, at what price, what happens when one owner wants to sell, etc.

If this tenant can't afford the $100 increase, I will have to travel back and spend the time and money getting the house ready for a new tenant (paint, carpets, etc) , not to mention decide whether I will hire a company to deal with the rental and the new tenant, which could mean 10% of monthly rent or I will have to deal with it long distance myself and hope for the best.
