You need to get a proper calculator and learn how to use it.With that being said, I did a quick calculation and your return on capital invested will be around 12% (IRR).

If you want to take the time to learn the investment, deal with the hassle of the day to today, and keeping up with the regulations then go for it. 

Anyways I appreciate your train of thought and have learned so much from you, one of the people that really helped me start my RE investment career.

The problem is that LLC might be woethless if you don't learn the law reagrding entities and what it takes to run them properly.
