The inspector told the buyer the foundation was leaking, but the concrete floor was 6 inches off the ground and the baseboard had bubbles on all the inside walls as well as the outside.

We own several apartment buildings and we gutted every apartment in every building to the 2 x 4's and spent no less than $25,000 remodeling every unit, but there is still not one day that goes buy where a garbage disposer breaks, or a water heater leaks, or a faucet leaks, or a bathtub faucet drips and we have at least one repair at every building every day.One thing we did was we removed every garbage disposer, every dishwasher and every swimming pool and no tenants ever complained.

Inspector found some water damage and leak from bathtub drain etc that we don't want to have to wait a year to address.Unit 2 - 4 bedroomtenant would like to move into Unit 3, also a 4 bedroom -- newly updated.

Also roof is leaking in 4 spots due to the style of roof half the plywood on roof is rotted.I welcome more opinions though.
